It is not often that you can drag excitement from a team of hardened investors, but Atlanta is proving to be a compelling case. With its robust economic indicators, a flourishing tech scene, and a steady influx of new residents, the city is not just poised for growth—it’s on the verge of a transformative leap.
Picture a city where sweet tea meets Silicon Valley, where centuries-old oaks shade cutting-edge research labs. That’s Atlanta for you – a delicious contradiction that’s cooking up some of the hottest real estate opportunities we’ve seen in years.
Why are we so fired up about it?
- It’s a business paradise- tech giants, Fortune 500s, and startups are all flocking here.
- Educational powerhouses like Georgia Tech and Emory make it a talent buffet for employers.
- It’s a global logistics hub with the world’s busiest airport.
- The culture is second to none, from the hipster heaven of Little Five Points to the nightlife of Buckhead and its world-famous music scene.
- Atlanta is primed for continued expansion, making it a hotspot for investors, particularly in multifamily real estate.
And we’ve got our eyes on a slice of Atlanta that’s about to go from a slow simmer to a rolling boil. We’re talking prime real estate in one of the city’s hottest submarkets, and you’ve got a front-row seat to the action.
Atlanta Market Overview
We’ve had a small footprint in the Atlanta market for years, and never has it appeared more exciting than it does now. 150 new residents are moving in daily, and the total MSA population exceeding 6.3 million is enticing enough. But when you look closer into the market’s economic trends and business climate, it appears all the more mouth-watering from a real estate investment perspective.
Economic Diversity: Where Fortune Favors the Bold
Atlanta isn’t economically putting all its eggs in one basket, nor should investors. This city’s economic menu is as diverse as its world-famous cuisine, offering opportunities that would make any portfolio’s mouth water.
Picture standing in downtown Atlanta, surrounded by the headquarters of corporate giants. The Home Depot, with its 21,310-strong workforce, is hammering away at growth. Coca-Cola’s 8,000 employees are busy quenching the world’s thirst. And UPS, with 14,594 workers, is literally keeping commerce moving.
At the same time, tech startups are popping up faster than Georgia peaches in summer. Airbnb didn’t just dip its toes in Atlanta’s waters; it dove in head first with a new East Coast hub. FanDuel is betting big on the city, dealing out 900 new jobs. Even Hollywood is having a love affair with Atlanta. In 2022, Tinseltown South hosted 412 productions, pouring a jaw-dropping $4.4 billion into local coffers.
Logistics and Accessibility: The Superhighway to Success
Picture Atlanta as the beating heart of a vast circulatory system, pumping life into the American economy. At its core lies Hartsfield-Jackson International Airport, the busiest in the world. Sure, it welcomed an astounding 93 million travelers in 2022. But for those with an eye on real estate, the airport’s true magic lies in its cargo operations. E-commerce giants and logistics leaders are flocking here, transforming mundane warehouses into goldmines and ordinary distribution centers into castles of commerce.
Then, once you zoom out from the airport, you’ll see Atlanta sitting pretty at the crossroads of major interstates. It’s like the city won the lottery of location, and savvy investors are cashing in the tickets. Companies like UPS didn’t plant their roots here to catch Braves games – they’re tapping into a transport network that makes other cities green with envy.
Atlanta’s logistics prowess is like a treasure map come to life. Industrial parks are the new frontier, with values skyrocketing faster than you can say “next-day delivery.” Office spaces are being snapped up quicker than hotcakes at a Sunday brunch. And those residential areas near transport hubs are a dream for investors who understand the value of a short commute.
MARTA, Atlanta’s growing transit system, is the cherry on top, turning everyday neighborhoods into buzzing mixed-use communities where people can live, work, and play without ever needing to brave the infamous Atlanta traffic.
Atlanta’s Real Estate Market: A Tale of Supply, Demand, and Opportunity
All of these economic and demographic catalysts in Atlanta galvanize a real estate market pulsing with energy and shaped by a supply and demand balance: the city’s growing population and economy fuel a hunger for housing, while limited inventory keeps the market tight.
Home Values are Shooting for the Stars
Want to know the magic number? $395,201. That’s the median home value in Atlanta right now. It’s up 0.5% from last year, which might not sound like much, but experts think we’re looking at a 6% jump by next February. That’s nearly triple the national average of 2.1%, and with only a 2.4-month housing supply, it’s certainly a seller’s market.
Where does it also get exciting for investors? Over the last 10 years, rent prices in Atlanta have shot up by 63%, or 52% higher than the national average. That’s not a typo. What’s more, according to Q4 2023 CoStar data, Atlanta’s Multifamily scene has a 9.5% stabilized vacancy, with an average effective rent of $1,578.
ATL is Sprouting Wherever You Look
Atlanta’s investment potential is also skyrocketing thanks to many exciting citywide developments. The Westside is buzzing with new life as projects like Echo Street West add hundreds of residential units. At the same time, Buckhead Village reaches for the sky with luxury high-rises. South Downtown’s getting a facelift, too, breathing new energy into 19th-century buildings. And let’s not forget Midtown – it’s in the midst of a high-rise boom, with the 31-story Society Atlanta tower leading the charge.
Atlanta is also investing in experiences and connectivity too. The National Center for Civil and Human Rights is expanding, adding two new wings thanks to a cool $15 million donation. Hotel Granada just reopened its doors after a two-year makeover, and the $150 million FORTH Atlanta project is bringing a luxury boutique hotel and exclusive social club to the city. Meanwhile, the Atlanta Beltline keeps growing, stitching the city together one trail at a time. With $460 million pouring into transportation improvements and major street projects breaking ground in Midtown, Atlanta’s becoming more livable and connected by the day. These infrastructure upgrades spell long-term value and a city on the rise.
Where We’re Looking to Stake A Claim: West Atlanta
Atlanta as a metropolitan area is exciting enough from an investor’s perspective. But we have our eye on what we believe is the most mouth-watering submarket in the entire city…. West Atlanta. As you know from this weeks “New Deal Alert” mailing, we have secured a game-changing asset acquisition, which we are excited to keep you updated on. But for now, here’s a little taste of why West Atlanta, and this particular asset, has us chomping at the bit:
- Industrial Powerhouse:The I-20 West/Fulton Industrial District is an industrial powerhouse with 128 million square feet of industrial space and a whopping 4.4 million square feet added in 2024 alone. It’s not just concrete and steel—it’s a job-creating, economy-boosting machine that’s primed to supercharge our investments over the long term.
- Home Values Through the Roof:South Fulton’s housing market is on fire. The average home value hit $333K in 2024, rocketing up 76.7% since 2019. Over 1,000 homes within 5 miles of our upcoming property sold for $300K+ in the past year. And this scorching market shows zero signs of slowing down.
- Fatter Paychecks All Around:West Atlanta residents are seeing some serious green. Household incomes skyrocketed 57.1% from 2000 to 2022. The icing on the cake? Experts predict another 29.5% jump by 2027. More cash in residents’ pockets means a pool of high-quality renters ready to call our properties home.
- Wide Open Playing Field: Since 2013, only 3 conventional multifamily properties have sprung up within a 5-mile radius of our acquisition. Talk about an underserved market. We’re gearing up to fill this massive gap and tap into the pent-up demand for quality housing.
- Prime Real Estate Gold:Imagine living a quick 15-minute hop from downtown Atlanta, surrounded by top-shelf amenities. We’re talking cutting-edge fitness centers, refreshing pools, lush green spaces, and easy access to shopping, dining, and major highways. It’s the kind of setup that attracts long-term, reliable tenants who are happy to pay for quality.
Wrapping Up
Atlanta offers a perfect mix of Southern charm and big-city ambition, and it’s cooking up some serious opportunities. It’s got all the ingredients for something special—a booming industry, rising incomes, and not nearly enough new housing to keep up, and we are ready to capitalize on the opportunities.
We’re always here to discuss how these opportunities align with your investment goals. Please don’t hesitate to reach out with any questions or for more detailed insights into the Atlanta market.
